Your total return — capital appreciation plus net rental income over your holding period — expressed both as a total ROI percentage and as an annualised (CAGR-style) return.
Why does annualised return matter more than total ROI?
Total ROI doesn't account for how long your money was invested. Annualised return lets you fairly compare this investment against other options like fixed deposits, mutual funds, or a different property, regardless of holding period.
Does this include capital gains tax?
No. Capital gains tax on property sale in India depends on your holding period (short-term vs long-term) and applicable indexation benefits — factor this in separately before making a decision, ideally with a CA.
