How this calculator works

What is FOIR?

Fixed Obligation to Income Ratio — the maximum percentage of your monthly income that lenders will let go toward all EMIs combined (including the new home loan). It's the most common method Indian lenders use to assess loan eligibility.

Why does it ask for existing EMIs?

Lenders look at your total obligation load, not just the new loan. Any existing car loan, personal loan, or credit card EMI reduces how much room you have for a new home loan EMI.

Is this the exact amount I'll be approved for?

No — this gives a reasonable estimate using the FOIR method. Your actual sanctioned amount depends on the specific lender's policy, your credit score, and their internal risk assessment.
